House Rules

We would like to inform you with the house rules so that you enjoy your stay in our Villa 22.

 

 

  • The accommodation is available from 4:00 p.m. on the day of arrival and until 10:00 a.m. on the day of departure.
  • On arrival, all the guests are required to hand in their personal documents (passports or identity cards) to the host in order to be registered to the authorities
  • The villa may only be used by people who are properly registered as guests.
  • Guests are responsible for their own personal valuables and the owner assumes no liability.
  • Guests are responsible for their behavior in the house and its surroundings. In the event of an accident, you bear the consequences yourself. The guest must report the accident to the owner/facility manager immediately.
  • Use of the facility, equipment, machinery, sauna, pool, etc. is at your own risk and the owner assumes no liability.
  • Please familiarize yourself with and adhere to the pool rules posted at the pool. The owner assumes no liability.
  • Smoking is prohibited inside the villa and no fires may be lit.
  • When leaving the villa, make sure that all doors and windows are closed/locked. Close the parasols, turn off all electronic devices and turn off the tap. If the weather is bad, please close the parasols.
  • It is not permitted to change the living/sleeping arrangement or to move/use the furniture from inside to outside.
  • The owner and the facility management company have the right to enter the property and the villa in the absence of the guest under special circumstances in order to prevent the occurrence of any possible damage or danger. The owner/facility manager is obliged to inform the guest promptly.
  • The owner and the facility management company have the right to enter the property and the villa to carry out cleaning/service work. You will be informed of the cleaning details upon arrival.
  • It is forbidden to destroy equipment, furniture and other things in the villa and cause chaos. In addition, guests must adhere to the statutory rest times. Night quiet is from 10 p.m. to 7 a.m.
  • It is not permitted to bring or consume weapons, explosives, highly flammable materials or illegal materials/active ingredients/substances.
  • All furnishings and equipment in the villa are the property of the villa and may not be stolen or rented out.
  • If there is any disappearance or damage to the installation, furniture, furnishings, equipment or anything else, the guest is obliged to inform the owner/facility manager immediately.
  • Bringing animals of any kind is prohibited.
  • Charging an electric vehicle is only permitted after consultation with the owner/facility manager. The charge is subject to a charge of at least 25 EUR.
  • The wine can be purchased at attractive conditions. Consumption will be billed and paid upon departure. If you have any concerns or feedback, the facility manager can be reached daily from 8 a.m. to 11 p.m.
  • There are fire extinguishers marked in the basement, a fire blanket and first aid kits in the kitchen.
  • For security reasons, the outside area of the villa is monitored with surveillance cameras and the recordings are automatically deleted after 24 hours.

  • If the house rules are not adhered to, the owner has the right to terminate the partnership immediately.

Booking terms

Booking

Reservations can be made via online form at www.villa22.hr, by whats app  +41 79 965 29 22 or by email at info@villa22.hr. Availability can be seen on the calender. During a reservation request, the villa may also be bookable through other channels. A reservation is binding after definitive confirmation from us and the contractually agreed payments.

 

Price

Prices are all in euros (EUR) currancy. Payment is also settled in euros (EUR). Prices are subject to market fluctuations and can be adjusted at any time.

 

Check-in and Check-out

The Check-in time it’s 4 p.m. and check-out time 10 a.m.

Early check-in or late check-out is possible depending on availability and may incur additional costs.

 

Travel Insurance

We recommend that, at the time of booking, you consider purchasing a travel insurance.

 

Unaccompanied minor/s:

Children/young people who are traveling without being accompanied by an adult over the age of 18. staying in the villa are not accepted by Villa22.

 

Limit of liability:

We do our best to ensure your booking arrangements are satisfactory, however Villa22 does not accept any liability whatsoever for any injury damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond its control including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or of any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial action.

 

Identification

Adequate identification is required at the time of check-in to verify your identity. Personal documents will be returned to you upon registration at the Tourist Office.

 

Sales and Cancellation policy

  1. Prepayment of 30% is required for the booking, the balance is due 30 days before arrival.
  2. Payments are made via bank transfer. After successful booking you will receive all payment instructions.
  3. The definitive reservation is valid within 3 banking days after receipt of the reservation deposit.
  4. All prices include local taxes and service fees.
  5. The wine in the wine cellar can be purchased according to the price list.
  6. The final cleaning of Villa22 is included in the price.
  7. Villa22 will be handed over in a cleaned and fully functional condition upon check-in. If you notice any deficiencies in cleaning or functionality, we ask that you report these to the owner/property manager immediately.
  8. If you wish to change or cancel a confirmed reservation, please contact us by email info@villa22.hr, subject to the cancellation policy.
  9. Villa22 reserves the right to reject, cancel or modify reservations where it appears that the above contain or have resulted from a mistake or error.
  10. If a guest has caused damage to the property or affected other guests of the property, Villa 22 reserves the right to ask that guest to leave and forfeit any monies paid and will require the guest to pay for any damage caused.
  11. If a guest behaves in an unacceptable or aggressive manner to other guests or Villa 22 and security staff or is suspected of carrying out illegal acts on the premises, that guest will be asked to leave and the appropriate authorities will be notified. All monies paid will be forfeited.

  15. Private infinity pool with jacuzzi

  20. Weekly change of linen and hand/bath towels

  22. Nespresso coffee capsules
  23. One shower set per bathroom
  24. A 6-pack of still and sparkling water
  25. Basic spices for cooking (oil, vinegar, salt, pepper, sugar, vegeta)

Cancellation policy

 

In case of cancellation 30 days before arrival, we charge a cancellation fee of 100% of the reservation deposit.

Guests who reduce the length of their stay once in the house will not receive a refund on nights booked & paid.
