House Rules
We would like to inform you with the house rules so that you enjoy your stay in our Villa 22.
The accommodation is available from 4:00 p.m. on the day of arrival and until 10:00 a.m. on the day of departure.
On arrival, all the guests are required to hand in their personal documents (passports or identity cards) to the host in order to be registered to the authorities
The villa may only be used by people who are properly registered as guests. The villa has a capacity for a maximum of 8 adults, no more are allowed. Children and young people under 18 years of age are not considered adults.
Guests are responsible for their own personal valuables and the owner assumes no liability.
Guests are responsible for their behavior in the house and its surroundings. In the event of an accident, you bear the consequences yourself. The guest must report the accident to the owner/facility manager immediately.
Use of the facility, equipment, machinery, sauna, pool, etc. is at your own risk and the owner assumes no liability.
Please familiarize yourself with and adhere to the pool rules posted at the pool. The owner assumes no liability.
The pool system is checked every morning. The technical installation is checked for functionality and the chemicals (chlorine, pH value, etc.) are checked to ensure that all standards are met. The pool also has automatic monitoring of the chemicals and installations.
The pool can be heated on request. Please contact the facility manager. The maximum heating temperature is 30 degrees celsius and the pool is heated while the filter system is in operation. To keep the water at its optimum temperature, we ask you to cover the pool overnight. Due to weather conditions, a warm water temperature cannot be guaranteed. The heating also needs time to warm up the water.
Once a week, usually on Wednesday or Thursday, the gardener takes care of the outside area (mowing the lawn, trimming hedges and bushes, removing leaves, checking the irrigation system, etc.). The work takes about 1 hour and the gardener enters and leaves the property independently.
Smoking is prohibited inside the villa and no fires may be lit.
When leaving the villa, make sure that all doors and windows are closed/locked. Close the parasols, turn off all electronic devices and turn off the tap. If the weather is bad, please close the parasols.
It is not permitted to change the living/sleeping arrangement or to move/use the furniture from inside to outside.
The owner and the facility management company have the right to enter the property and the villa in the absence of the guest under special circumstances in order to prevent the occurrence of any possible damage or danger. The owner/facility manager is obliged to inform the guest promptly.
The owner and the facility management company have the right to enter the property and the villa to carry out cleaning/service work. You will be informed of the cleaning details upon arrival.
It is forbidden to destroy equipment, furniture and other things in the villa and cause chaos. In addition, guests must adhere to the statutory rest times. Night quiet is from 10 p.m. to 7 a.m.
It is not permitted to bring or consume weapons, explosives, highly flammable materials or illegal materials/active ingredients/substances.
All furnishings and equipment in the villa are the property of the villa and may not be stolen or rented out.
If there is any disappearance or damage to the installation, furniture, furnishings, equipment or anything else, the guest is obliged to inform the owner/facility manager immediately. Any damage caused by guests will be charged to the guest.
Bringing animals of any kind is prohibited.
Charging an electric vehicle is only permitted after consultation with the owner/facility manager. The charge is subject to a charge of at least 25 EUR.
The wine can be purchased at attractive conditions. Consumption will be billed and paid upon departure. If you have any concerns or feedback, the facility manager can be reached daily from 8 a.m. to 11 p.m.
There are fire extinguishers marked in the basement, a fire blanket and first aid kits in the kitchen.
For security reasons, the outside area of the villa is monitored with surveillance cameras and the recordings are automatically deleted after 24 hours.

Sales and Cancellation policy
Payment conditions
- A 30% deposit is required for booking, the remaining amount is due 10 days before check-in.
- Payment is made by credit card or bank transfer.
- The deposit is secured upon check-in via credit card or cash.
- The final reservation is valid after receipt of the reservation deposit within max. 3 banking days.
- All prices are in EUR (Euro) and include taxes and tourist fees.
- Final cleaning of Villa22 is included in the price.
- If you wish to change or cancel a confirmed reservation, please contact us by email info@villa22.hr. Please take into account the cancellation policy.
- Villa22 reserves the right to refuse, cancel or change reservations if it turns out that the above points contain or are the result of an error or mistake.

Purpose of video surveillance
The surveillance cameras are used exclusively to protect against burglary, vandalism and other security-related incidents. There is no surveillance inside the villa or in areas used by guests for private purposes (e.g. bedroom, bathroom, toilet, sauna).
Position of the cameras
The cameras are installed exclusively in outdoor areas such as entrances, parking lots and gardens. Care is taken to ensure that no neighboring properties or areas that could affect your privacy are recorded.
Legal basis
The video data is processed on the basis of our legitimate interest in ensuring the security and protection of our property.
Storage and deletion
The recorded video data is stored in encrypted form and automatically deleted after seven days at the latest, unless it is required to clarify an incident.
Access to the data
Access to the video recordings is reserved exclusively for authorized persons. Data is only passed on to third parties if this is necessary to clarify an incident (e.g. in response to criminal prosecution requests).
Your rights
You have the right to receive information about the data recorded about you and to request that it be corrected, deleted or restricted. In addition, you can object to processing based on legitimate interests.

General Terms and Conditions (GTC)Â

General ProvisionsÂ
These General Terms and Conditions (GTC) govern the contractual relationship between the landlord and the tenant for the use of the holiday villa Villa22 (hereinafter referred to as "Holiday Villa") located at Ante Rudana 63A, 23000 Zadar (Croatia HR). By booking the holiday villa, the tenant agrees to these GTC.
Conclusion of ContractÂ
The contract is concluded when the tenant confirms the booking of the holiday villa in writing or electronically (e.g., via email, an external booking platform, website, etc.) and the landlord or booking agency also confirms the booking in writing. This confirmation will occur within 24 hours.
Rental Property and UseÂ
- The villa may only be used by the number of people specified in the contract. It may only be used by individuals properly registered as tenants. The villa is designed for a maximum of 8 adults, and overcrowding is not allowed. Children and minors under 18 years of age are not considered adults.
- The holiday villa is rented solely for recreational purposes. Any other use is only permitted with the prior written consent of the landlord.
- The tenant agrees to treat the holiday villa with care and report any damages immediately to the landlord.
- It is prohibited to bring or consume weapons, explosives, flammable materials, or illegal substances into the villa.
- The entire furnishing and equipment of the villa are the property of the villa and must not be stolen or rented out.
- If there is any loss or damage to installations, furniture, furnishings, equipment, or anything else, the tenant must immediately inform the landlord/facility manager. Damages caused by the tenant will be charged to the tenant.
- Charging an electric vehicle is only allowed with prior agreement with the landlord/facility manager. The charging cost is at least 25 EUR per charge.
- The tenant agrees to comply with local laws and quiet hours. Quiet hours are from 10:00 PM to 7:00 AM.
- Loud events or parties are not allowed without prior approval.
- The use of speakers in the outdoor area must have a reasonable maximum volume that is acceptable to the neighbors.
- The pool is controlled by an automatic system to maintain hygiene standards. A pH and chlorine dosing system supplies the pool with chemicals.
- The pool can be heated upon request. The maximum heating temperature is 30°C, and the pool is heated during the filter system operation. To maintain optimal water temperature, it is recommended to cover the pool overnight. Due to weather conditions, a warm water temperature cannot be guaranteed. Additionally, the heating requires time to warm up the water.
- Alcoholic beverages available at the villa may only be consumed by persons aged 18 and over. The tenant is responsible for the consumption of alcoholic beverages.
Rental Period
- The minimum rental period is 3 nights. Extension of the rental period is possible only after agreement and subject to availability.
- The holiday villa is available from 4:00 PM on the day of arrival and must be vacated by 10:00 AM on the day of departure.
- Early arrival or late departure can be arranged based on availability. The additional cost will be communicated upon request.
Payment Terms
- A deposit of 30% is required for booking, with the remaining balance due 10 days before check-in.
- Payment is made by credit card or bank transfer.
- All prices are in EUR (Euros) and include taxes and tourist fees.
- The final cleaning of Villa22 is included in the price.
- If a double booking occurs due to technical issues or other reasons, the landlord cannot be held liable for compensation. Once the double booking is noticed, the later deposit will be canceled, and the amount will be refunded within three bank working days. Fees and expenses of this refund are the responsibility of the landlord. Any currency losses are borne by the tenant.
 Cancellation and withdrawal
- Up to 60 days before arrival     -> Free cancellation

- Cancellations must be submitted in writing via email to info@villa22.hr.
Security Deposit
- The tenant provides a security deposit of 500 EUR. This deposit covers damages that may occur during the stay at the holiday villa.
- The security deposit will be refunded after the tenant’s departure and the villa's inspection, minus any damages or outstanding invoices.
- The security deposit is secured via credit card or in cash at check-in.
Tenant's Responsibilities
- The tenant agrees to comply with the house rules provided by the landlord, which must be signed by the tenant at check-in.
- Pets are not allowed.
- Smoking is not allowed in the holiday villa.
- The tenant is responsible for proper waste disposal and keeping the villa in an orderly condition.
LiabilityÂ
- The landlord is not liable for any damage or loss of items belonging to the tenant that occurs during the stay at the holiday villa.
- The tenant is responsible for their own actions, and the landlord is not liable for personal injury of any kind.
- The tenant is liable for any damages caused by themselves or their companions during the stay at the holiday villa.
- The villa is not liable for malfunctioning technical devices or equipment. No compensation can be claimed for such issues. The construction and all installations were professionally installed, commissioned, and approved according to legal requirements.
- The landlord is not liable for weather-related events or force majeure.
- The landlord is not liable for services offered by third parties at the villa, such as private chefs, masseuses, gardeners, delivery services, etc.
Data ProtectionÂ
- The landlord is committed to handling the tenant's data in accordance with applicable data protection laws and using it exclusively for processing the rental agreement.
- The tenant has the right to access their personal data stored at any time.
- For security reasons, the exterior of the villa is monitored by surveillance cameras, and recordings are automatically deleted after 24 hours.
Final ProvisionsÂ
- The landlord reserves the right to immediately terminate the rental agreement in case of serious violations of the house rules/GTC. In such a case, no refund will be given, and damages will be charged to the tenant. The termination will be communicated to the guest in writing via email, and the tenant must vacate the villa immediately. If the tenant refuses, the police will be called. In the event of termination, the landlord has the right to enter the house to ensure no further damage is caused by the tenant. Additionally, the landlord has the right to take video or photo documentation of the situation.
- Changes and additions to this agreement must be made in writing.
- If any provision of these GTC is deemed invalid, the rest of the contract remains valid. The invalid provision will be replaced with one that closely matches the economic intent of the invalid provision.
- Croatian law, the location of the holiday villa, applies.

JurisdictionÂ
For all disputes arising from this contract, the jurisdiction is Zadar, Croatia.
